We are providing your office with two sources of information to review. We are providing a written summary of our position and we are providing supporting documentation to go along with the summary. We are providing your office with the purchase and sale agreement that was submitted in February of 2014 when the We Help Foundation purchased the location in which we conduct business from today. There are several points of information we can gain from this contract.
The previous owner used this commercial property as a plumbing company. Betros Plumbing.
You will notice on page one of the contract that there are two addresses. 7960 Lakeland Street and 7959 Ramona blvd. We were actually told by the previous owner (Steve Betros) that this property had 3 addresses because of the access to the two streets and the way the parcels were joined to the streets, each other, etc.
The three addresses given to us were...(1) 7959 Ramona, (2) 7960 Ramona...and (3) 7960 Lakeland Street. The contract is one of the earliest documents that shows us that this property had multiple addresses and was zoned commercial. This information was shared and discussed with Mr. Schemer when we moved our location.

We discussed the zoning with David Schemer from your office when we first purchased the property and moved our location to the new address of 7960 Lakeland Street. He conveyed to us that we were compliant.

It clearly shows the front entrance to our office on Lakeland street. We have used this address when giving directions from the first day we moved in.

We are providing your office a BPO that was completed in 2014 by a real estate broker Scott Roberts. You will notice that the real estate broker listed two addresses on his report. This is further evidence that that there are multiple addresses for this property. The third address listed on this BPO was the northwest lot that ultimately was NOT included in our purchase. We entered into a contract to purchase this empty lot but later determined that it did not provide value to the over-all property and as such chose to defer the acquisition of this piece of land. click here to see this contract. You can see on the coj.net map that this lot had it's own address. This further supports the information given to us that the Lakeland Street addresses were different than the Ramona Addresses.

We offer the community help with housing, transportation and personal development. In order to help folks with housing we have a separate licensed entity ("We Help Brokerage"). In order to help folks with the transportation we have a separate licensed entity ("Auto Help Corporation"). Each of these entities have a specific function within the programs we offer the community.
None of the dealerships your office is tasked with regulating has a "program" that helps people with how they buy their home and car. We buy and sell houses and cars to families and offer a free counseling program to help them with their credit, budgeting, and other areas of their life so they get the best terms in these transactions as possible. We specifically purchased this property because it has two addresses that corresponded to each program. The 7960 Lakeland Street address has it's own office, entrance and garages which would serve the transportation program. The Ramona address has a different address and entrance that would support serving the housing program. This was explained to Mr. Schemer when we moved to this location.
